Brown or yellow stains on your ceiling or upper walls are a clear indication of water ingress. Even if the staining appears minor or hasn't changed in a while, there's likely ongoing damage you can't see. Water doesn't always drip straight down—it can travel along timbers and pipework before becoming visible.

A sagging roof is a structural emergency. The roof could be at risk of partial or complete collapse, particularly under the weight of snow or during high winds. This issue requires immediate professional assessment and can indicate problems with rafters, purlins, or the ridge beam.
While technically not part of the roof itself, gutters play a crucial role in protecting your roof and property. Blocked gutters cause water to overflow and run down walls, leading to damp, damage to brickwork, and potential water ingress around the roofline and eaves.

Overflowing gutters can damage fascias and soffits, cause water to back up under roof tiles, and lead to penetrating damp in walls. Regular gutter cleaning and maintenance (ideally twice yearly) is essential. If you can access your loft space, look up at the underside of your roof on a bright day. You shouldn't see any daylight coming through. If you can see light (or worse, see the sky), you have gaps in your roof covering that will allow rain, snow, and wind to enter.

Any gaps large enough to admit light will certainly admit water. Check also for signs of water ingress in the loft—water staining on timbers, damp insulation, or actual water pooling after rain. These are all indicators that your roof needs urgent attention.
