Permits & Planning
Do I need planning permission for my project?
It depends on the type and scale of your project. Many home
extensions, loft conversions, and other alterations fall under
"permitted development" rights and don't require planning
permission—though you'll still need building regulations
approval. We assess this during our initial survey and can
advise whether planning is needed. If it is, we can handle the
application on your behalf.
What's the difference between planning permission and building
regulations?
Planning permission is about whether you can build (the visual
impact, size, location). Building regulations ensure the work is
structurally sound, safe, and meets technical standards
(structure, insulation, fire safety, etc.). Most projects need
building regs approval even if planning permission isn't
required. We handle all necessary applications and inspections.
Do you handle planning and building control applications?
Yes. We can manage the entire process, from preparing drawings
and structural calculations through to submitting applications
and liaising with your local authority. This takes the hassle
away from you and ensures everything is done correctly.
Timelines
How long does a typical extension take?
A single-storey rear extension typically takes 8-12 weeks from
groundworks to completion. Two-storey extensions may take 12-16
weeks. Timescales depend on size, complexity, weather, and any
bespoke elements. We'll give you a realistic schedule in your
quote and keep you updated throughout.
How long does a loft conversion take?
Most loft conversions take 6-8 weeks. The exact duration depends
on whether you're adding dormers, the complexity of the
staircase, and the level of finish (e.g., en-suite bathroom,
fitted wardrobes). Loft conversions generally cause less
disruption than ground-floor extensions.
How long does a kitchen or bathroom renovation take?
A full kitchen refit typically takes 2-3 weeks. A bathroom
renovation usually takes 1-2 weeks. Timescales can vary if
structural alterations, replumbing, or rewiring are needed.

What if the project takes longer than expected?
We always aim to complete on time. Occasionally, unforeseen
issues can arise (e.g., hidden structural problems, severe
weather, supply delays). If this happens, we'll notify you
immediately, explain the issue, and agree on a revised

Warranties & Guarantees
What guarantees do you provide?
All our work is backed by a comprehensive warranty. Many
materials and systems also come with manufacturer guarantees
(e.g., roofing membranes, UPVC windows, fitted kitchens). We'll
provide full details of all applicable warranties at project
completion.
Are you insured?
Yes. Dorizel Construction Limited holds comprehensive public
liability insurance and employer's liability insurance. This
protects you, your property, and our team. We can provide proof
of insurance upon request.
What happens if something goes wrong after completion?
We stand by our work. If any issues arise that are covered by
our warranty, we'll return and put them right. We also provide
aftercare support—if you have concerns or questions after we've
finished, just get in touch and we'll help resolve them.
Payments & Quotes
Do you charge for quotes?
No. We provide free, no-obligation quotes. We'll visit your
property, discuss your requirements, take measurements, and
provide a detailed, itemised quote at no cost.
Are your quotes fixed-price or estimates?
We provide fixed-price quotes wherever possible. The price we
agree is the price you pay—no hidden costs or surprise extras.
If any variations are needed during the work, we'll discuss and
agree them with you before proceeding.
How do payments work?
For larger projects, we typically work on a staged payment
basis—e.g., a deposit to secure your booking, payments at key
milestones (foundations complete, roof on, first fix, second
fix), and a final payment on completion. We'll agree the payment
schedule upfront. For smaller jobs, payment is usually due on
completion.

Access & Disruption
Can I stay in my home during the work?
Yes, in most cases. We take steps to minimise disruption—using
dust barriers, maintaining access routes, and agreeing working
hours that suit your routine. For loft conversions, disruption
is usually minimal. Extensions involve more activity but most
clients stay at home throughout.
What time do you work?
Our typical working hours are 8am-5pm, Monday to Friday. We can
discuss variations if you have specific requirements. We don't
usually work weekends unless arranged in advance.
Do you keep the site clean and tidy?
Absolutely. We treat your property with respect. The site is
kept as clean and tidy as possible throughout the project, and
we carry out a thorough clean-up on completion. We also protect
floors, carpets, and existing fittings where necessary.
Will I have access to water, electricity, and my kitchen
during work?
We plan the work to maintain access to essential services
wherever possible. There may be brief periods when water or
electricity need to be turned off (e.g., when connecting new
circuits or plumbing). We'll always notify you in advance and
arrange these at convenient times. For kitchen refits, we can
discuss setting up temporary cooking facilities.
